How We Calculate Results

This calculator compares simple interest (principal × rate × time) against compound interest, using A = P(1 + r/n)ⁿᵗ, where n is how many times per year interest compounds (annually, quarterly, monthly, or daily).

It also derives the effective annual yield (APY) — the true annual return once compounding is factored in, which is always slightly higher than the stated nominal rate.

The result is based on the inputs you provide and the assumptions described below. Learn more about how WIN Calculator develops and reviews its calculations.

Example

For example, try comparing two scenarios with this calculator — a shorter vs. longer term, or a larger vs. smaller down payment — to see how each assumption below changes the result.

Assumptions

  • Rates you enter are annual figures, treated as fixed for the period modeled, unless the calculator has a dedicated field for a variable or adjustable rate.
  • Unless a calculator has explicit fields for taxes, insurance, PMI, or fees, those costs are excluded from the result — see the Taxes & Fees section of our full methodology.
  • Payments are assumed to be made on schedule and in full, with no missed, early, or extra payments unless the calculator has fields for them.

Limitations

  • Results are estimates for planning purposes only — not a loan offer, rate quote, pre-approval, or investment, tax, or legal advice.
  • Real lenders and institutions may apply rounding, fee structures, or compounding conventions that differ slightly from the standard formulas used here.

Sources

  • Standard amortization and time-value-of-money formulas used throughout personal finance and by regulators such as the Consumer Financial Protection Bureau (CFPB).
  • Federal Reserve and IRS published guidance for rate- and tax-related calculators.

Validation

  • Every formula in our calculator library is covered by an automated regression test suite that checks its output against known reference values before any code change ships.
  • Formulas are written from publicly documented sources — standards bodies, government agencies, or established textbooks — rather than derived from scratch, and are reviewed again whenever the underlying guidance changes.
